The event, held in partnership with The Fitness Religion Company at the flagship 2004 Estate along the rapidly developing Lagos Coastal Road corridor, reflects a development towards experiential real estate, where developers go beyond traditional marketing to embed lifestyle, wellness, and community into the core value proposition of housing projects.

“This is not just about promoting a project. It is about creating awareness of the scale and ambition behind what we are building, while also contributing to conversations around reducing Nigeria’s housing deficit,” Sowande said.
Nigeria’s real estate sector has long struggled with issues ranging from affordability constraints to trust deficits and weak buyer engagement. In response, developers are increasingly adopting innovative approaches to bridge the gap between supply and demand.

Chief Operating Officer Gbenga Alamu said the concept was built on extensive research and community engagement.
“We identified an existing culture of fitness within this environment and decided to amplify it. But beyond that, we are building a community that supports wellness, lifestyle, and long-term value—not just housing,” Alamu explained.
Nigeria’s housing deficit, estimated in the tens of millions of units,remains one of the most pressing structural challenges facing the economy. In Lagos, rapid urbanisation, rising land costs, and infrastructure constraints have further complicated access to affordable housing.
QShelter’s 2004 Estate is positioned as part of the solution, combining scalable development models with flexible ownership structures aimed at widening access.
The project incorporates long-term payment plans, phased financing structures, and access to mortgage-backed schemes, lowering entry barriers for prospective homeowners.

The development of the 2004 Estate is being executed in partnership with Continental Civil General Construction Limited, underscoring the importance of technical expertise and execution capacity in delivering large-scale residential projects.
